Introducing the 12th Tee at Taupo Golf Club

What is the 12th Tee?

The 12th Tee is a premier golf entertainment destination designed for both sport and social connection.
It features state-of-the-art simulators that allow players to experience world-renowned courses with exceptional realism.

To enhance player development, the 12th Tee also offers high-end coaching led by PGA-certified instructors, using the latest in golf technology to support golfers of all skill levels.

Where is it?

The 12th Tee will be a standalone 280sqm unit located at the top end of the carpark at Taupo Golf Club.
It will offer easy access for all club members.

When will it be open?

The 12th Tee will operate 24/7, with members gaining unlimited access via an online booking platform.

• The facility will be staffed during peak hours
• Unmanned at other times, with secure access for members

What will it cost to build?

The initial build and interior fit-out are estimated at approximately $1 million, broken down as:

• ~$500,000 for the build to interior fit-out stage,
  • Funded 50% from club cashflow, and
  • 50% through a loan facility from BNZ
• The interior fit-out (estimated $500,000) will be funded by Hamish and the 12th Tee

How will the loan be serviced?

The loan will be serviced through rental payments received from the 12th Tee.

• The lease will follow a standard operating lease format, including regular rent reviews
• Loan term: Expected to be 5–8 years, with potential to extend up to 10 years based on final QS

Will this spending impede our ability to spend on course improvements and other capital projects?

No. We’ve limited our cashflow contribution to 50%, ensuring we maintain capacity to fund ongoing improvements to the course and essential infrastructure.

What will it cost to use?

There is no additional membership fee for Taupo Golf Club members to access the 12th Tee.

• Sessions will be on a pay-to-play basis
• Members receive discounts throughout the year
• Each member receives one free session annually
• Session pricing is yet to be confirmed

Will there be Food and Beverage available?

Yes. Food and beverage services will be:

• Provided by Taupo Golf Club
• Operated under the club’s license
• Available when the 12th Tee is staffed
• Revenue from F&B remains with the club

Will the 12th Tee have dedicated carparking?

Yes. There will be dedicated parking spaces for 12th Tee patrons.
In addition, there are future plans to upgrade the carpark, including extending into the grass area near the club entrance to improve overall capacity.
